Your water heater works every day, heating water for showers, dishes, laundry, and more. Without regular maintenance, sediment buildup, corrosion, and worn components gradually reduce its efficiency and shorten its lifespan. A well-maintained water heater lasts 12 to 15 years. A neglected one might fail in 8.
Northern Colorado’s mineral-rich water makes maintenance especially important. Hard water accelerates sediment buildup inside the tank, forcing the unit to work harder and driving up your energy bills.
Annual Water Heater Maintenance Checklist

1. Flush the Tank
Sediment collects at the bottom of your water heater tank over time. Flushing removes this buildup and restores heating efficiency. To flush your tank:
- Turn off the gas or electricity to the water heater
- Connect a garden hose to the drain valve at the bottom of the tank
- Run the hose to a floor drain or outside
- Open the drain valve and let water flow until it runs clear
- Close the valve, remove the hose, and restore power
Flush your tank at least once per year. Homes with very hard water may benefit from flushing every six months.
2. Test the Temperature and Pressure Relief Valve (T&P Valve)
The T&P valve is a critical safety device that releases pressure if the tank overheats or pressure builds too high. To test it:
- Place a bucket under the discharge pipe
- Lift the valve lever briefly
- Water should flow freely and stop when you release the lever
If the valve doesn’t release water or continues to drip after testing, it needs to be replaced by a professional.
3. Check the Anode Rod
The anode rod is a sacrificial metal rod inside the tank that attracts corrosive minerals, protecting the tank walls from rust. Over time, the rod corrodes away. Check it annually and replace it when it’s heavily corroded or less than half an inch thick. A new anode rod costs $20 to $50 for the part, and installation by a plumber is straightforward.
4. Inspect for Leaks
Check around the base of the water heater, all connections, and the T&P valve discharge pipe for signs of moisture or dripping. Even small leaks can indicate developing problems.
5. Check the Temperature Setting
The recommended temperature setting is 120°F. This prevents scalding, reduces energy costs, and slows mineral buildup. If your thermostat is set higher, consider lowering it.
6. Inspect the Venting (Gas Water Heaters)
If you have a gas water heater, inspect the vent pipe and chimney for damage, blockages, or disconnections. Proper venting prevents carbon monoxide buildup in your home.

- Rumbling or popping sounds from the tank
- Water that doesn’t get as hot as it used to
- Visible rust or corrosion on the tank exterior
- Water pooling around the base
- The unit is more than 10 years old and hasn’t been serviced
