Why a Plumbing Inspection Matters When Buying a Home

A standard home inspection covers the basics, but it doesn’t dig deep into the plumbing system. In Northern Colorado, where many homes have aging sewer lines, hard water damage, and mineral buildup, a dedicated plumbing inspection can reveal hidden problems that cost thousands to fix after closing.

The Plumbing Inspection Checklist

Water Supply System

  • Pipe material: Identify what the pipes are made of. Copper and PEX are preferred. Galvanized steel (common in pre-1970 homes) corrodes from the inside and may need replacement.
  • Water pressure test: Measure pressure at multiple fixtures. Normal is 40 to 60 PSI.
  • Main shutoff valve: Locate it and test that it works. A non-functional shutoff valve is a problem waiting to happen.
  • Visible leaks: Check under sinks, around water heater connections, near the water meter, and along exposed pipes in the basement or crawl space.
  • Water heater condition: Note the age (printed on the serial number), look for rust, check the T&P valve, and ask about maintenance history.

Drain and Sewer System

  • Drain flow: Run water in every sink, tub, and shower. All should drain quickly without gurgling or backing up.
  • Toilet function: Flush every toilet. Watch for slow flushing, rocking (loose seal), and water around the base.
  • Sewer camera inspection: Highly recommended, especially for homes over 20 years old. Reveals root intrusion, cracks, bellies, and collapsed sections.
  • Cleanout access: Verify a sewer cleanout exists and is accessible. You’ll need it for future maintenance.

Fixtures and Appliances

  • Faucet condition: Check for drips, corrosion, and proper hot/cold operation
  • Toilet condition: Look for cracks in the bowl or tank, running water, and proper flushing
  • Garbage disposal: Test for proper operation, leaks, and unusual noise
  • Dishwasher connections: Inspect the supply line and drain hose for leaks
  • Washing machine hookups: Check supply hoses for bulging, cracking, or corrosion

Water Heater

  • Age: Most water heaters last 8 to 12 years. A unit near end of life is a negotiation point.
  • Type: Tank or tankless, gas or electric
  • Signs of failure: Rust on the tank, water pooling around the base, rumbling sounds
  • Code compliance: Proper venting (gas models), expansion tank present if required, and appropriate drainage

Outdoor Plumbing

  • Hose bibs: Test outdoor faucets for leaks and proper operation
  • Irrigation system: If present, check for backflow prevention and leaks
  • Sewer line routing: Note any large trees near the sewer line path (root intrusion risk)

Red Flags That Should Concern Buyers

  • Galvanized steel pipes throughout the home
  • Active leaks or water stains on ceilings and walls
  • Water heater over 12 years old
  • Slow drains in multiple fixtures
  • Sewage odor in the basement or yard
  • Polybutylene pipes (gray plastic pipes common in 1978-1995 homes; prone to failure)
