Your air conditioner sits idle for months during Northern Colorado’s cold season. Before summer heat arrives, a maintenance check ensures the system is ready to perform. Skipping maintenance leads to reduced cooling, higher energy bills, and a greater chance of breakdowns during the hottest days, which is exactly when HVAC companies are busiest and wait times are longest.
AC Maintenance Checklist for Homeowners

1. Replace or Clean the Air Filter
Start every cooling season with a fresh filter. A clogged filter reduces airflow, makes your AC work harder, and can freeze the evaporator coil.
2. Clean the Outdoor Unit (Condenser)
Over fall and winter, leaves, dirt, and debris accumulate around and inside the outdoor condenser unit. To clean it:
- Turn off power to the unit
- Remove visible debris from the fins and around the base
- Gently rinse the fins with a garden hose from the inside out
- Trim any vegetation within two feet of the unit
3. Check the Thermostat
Switch your thermostat to cooling mode and set it below the current room temperature. The system should start within a few minutes. If you have a programmable or smart thermostat, update your summer schedule.
4. Inspect the Condensate Drain Line
The condensate drain removes moisture extracted from your indoor air. A clogged drain can cause water damage and trigger a system shutdown. Flush the line with a cup of white vinegar or bleach to prevent algae and mold buildup.
5. Open and Clean Supply Vents
Make sure all supply and return vents are open and free of dust. Vacuum the vent covers to remove dust that accumulated during the heating season.
6. Check the Refrigerant Lines
Visually inspect the copper refrigerant lines running between the outdoor unit and your home. The larger line should be insulated. If the insulation is damaged or missing, it reduces system efficiency.
What a Professional AC Tune-Up Includes
During a professional maintenance visit, a technician will:
- Check refrigerant levels and test for leaks
- Clean the evaporator and condenser coils
- Inspect and tighten electrical connections
- Lubricate moving parts in the blower and fan motors
- Measure airflow across the evaporator coil
- Test the thermostat calibration
- Check the capacitor and contactor
- Measure supply and return air temperatures
- Inspect the ductwork for obvious leaks
